Property Description: The tenant is responsible for maintaining the leased items in their original condition until the expiration of the lease term. The tenant shall cover repair costs for consumable items damaged during use, while the landlord is responsible for repairing malfunctions and damages to the building's aged facilities not caused by the tenant.
— Furnishings provided include an air conditioner, washing machine, refrigerator, induction cooktop, bed, desk, chair, wardrobe, shoe rack, etc.; compensation must be made for any damage caused intentionally or through negligence.
— The tenant must notify the landlord of their intention to vacate at least two months prior to the expiration of the lease term; failure to do so will be deemed an automatic renewal.
— If the tenant terminates the lease early during the contract period, they may move out after a replacement tenant is found, and they must bear the landlord's real estate brokerage fee.
— Basic options include an air conditioner, washing machine, refrigerator, induction cooktop, bed, desk, wardrobe, etc.
— The monthly maintenance fee is 130,000 KRW (includes water and internet), which shall be paid together with the monthly rent based on the move-in date each month.
— The tenant must bear electricity and gas expenses separately each month.
— The tenant is responsible for a cleaning fee of 100,000 KRW upon moving out.
— Strictly adhering to the "single occupancy" rule, smoking and keeping pets indoors are strictly prohibited.
— The tenant must complete the lease report procedures within 30 days from the date the contract is signed.
— The landlord agrees not to establish any collateral rights, such as mortgages, within two business days following the final payment date; if such rights are established, the contract shall be canceled and the deposit refunded.
— Any other matters not specified herein shall be governed by the Housing Lease Protection Act under the Civil Act and general real estate leasing practices.
