Property Description: Single occupancy principle, no pets, no smoking
— The tenant is responsible for maintaining all leased items in their original condition until the expiration of the lease term. The tenant shall cover the repair costs for any items damaged during the use of consumables; malfunctions and damages caused by the natural aging of the building's facilities, for which the tenant is not responsible, shall be repaired at the landlord's expense.
— The tenant must notify the landlord of their intention to move out at least two months prior to the expiration of the lease term; failure to do so shall be deemed an automatic renewal.
— If the tenant terminates the lease early during the contract period, they shall vacate the premises once a replacement tenant is found and shall bear the landlord's real estate brokerage fees.
— After expressing the intent to move out, the tenant must actively cooperate in making the property available for viewings.
— The tenant pays water and internet fees on a monthly basis, and pays for gas and electricity directly based on usage.
— Electricity and gas utility costs are to be borne separately by the tenant.
— The tenant is required to pay a cleaning fee of 200,000 KRW upon moving out.
— Double occupancy is permitted.
— Pets are prohibited, and parking is not allowed.
— General waste must be disposed of using volume-rate garbage bags, and recyclables must be sorted and separated.
— Causing noise that disturbs others is prohibited, and wearing shoes indoors is strictly forbidden.
— Smoking indoors is prohibited in principle; if smoking occurs, the tenant must bear the full cost of replacing the wallpaper.
— The landlord agrees not to establish any collateral rights, such as mortgages, within two business days following the final payment date; if any such rights are established, the contract shall be canceled and the deposit refunded.
— Any matters not specified herein shall be governed by the Civil Act, the Housing Lease Protection Act, and general practices of real estate lease agreements.
